Structural design of an 8-storey mixed-use building with a 3-storey basement car park.

The structure is of reinforced concrete, flat-slab construction. Good existing ground conditions and clever structural analysis allowed us to propose an economical raft foundation solution, mitigating the requirements for bearing piles.

The bottom 2 stories are commercial use, whilst the upper stories are residential. As such, transfer beams were required to accommodate the different column layouts at the change-of-use level.

A series of non-structural, architectural feature columns were incorporated across the low-level façade. A rigorous long-term deflection analysis was required to ensure these were not loaded by the floor slabs above.
